Situated on a unique site bordered on two sides by public parks, this three level residential building commands panoramic views of Coogee Bay and the Tasman. Setting a benchmark for high quality architectural design in the area, the building is an exercise in off-form concrete construction with its unique form sculpted to protect views and sunlight to the buildings adjacent. Chosen for its raw and robust qualities in its coastal location, concrete is combined with powder coated metal, glass and rubble stone to form a simple palette that reflects the exposed site. 
The dramatic beam structure of the soffits is expressed as off-form concrete when outside and skim coated with white plaster inside. Polished concrete floors in the living spaces are offset against rich oak veneer joinery and timber decking. 


Off-form concrete soffits in internal living spaces are reflected to external balconies, and it is for these soffits that the Planar surface washer was designed. With an indirect light distribution, Planar offers a soft and gentle wash of light on the surface. Planar is able to perform in the harsh exposed coastal environment due to it’s Marine Grade Aluminium base material combined with IILUS’ special nano-ceramic treatment prior to powder coating.



Mode Trimless downlighters are used throughout circulation areas and bedrooms, keeping ceiling planes clean and allowing the architects to use full height floor to ceiling doors. Fade Uplighters and Trimless Floor Washers throughout corridors deliver a diffuse wash of light for a soft ambience.
